Planning the use of a property is as important as the design and function of a building. As Landscape Architects, we are trained and have the experience to work out the problems of a site to best meet the functions as outlined by the Client.
The time and cost of Landscape Architects services required to work out the needs and functions for a piece of property will more than pay for itself. The up-front cost of plans and coordination is much cheaper than the cost of retrofitting the site needs after the structures are built.
Anyone who has property, or wants to purchase property, that has unusual problems such as drainage, grading, wind considerations or who has oceanfront property, special gardening desires, site planning needs for swimming pool, spa, terraces, parking, walks etc. would be wise to make a FREE call to inquire about services and experience that we have to offer.
Whether your project is Residential or Commercial, the planning process of space may include one or all of the following design needs:

The following is based on an average design scenario.
Step 1 - Contact Us via the "Contact Us" link located in the upper left side of this page and fill out the appropriate information, including a brief description of your project. We will then contact you to answer any general questions, then set up a meeting so we can develop a program of your needs, wants and establish a project time table.
Step 2 - Meet with you (the client) to develop a "Wish List" and determine the Scope of Services. After understanding the scope of the project we can estimate the fees for completing the plans and provide a proposal for design services. A signed agreement will be necessary before proceeding to the next step.
Step 3 - Visit the site to survey and document the existing conditions for which we will create a Base Plan. This is a necessary step in creating accurate drawings and accurate construction estimates.
Step 4 - Develop a Preliminary Plan that incorporates all of the desired wishes and functions of the client into a graphic plan. Depending on the scope of work, this step may produce multiple options for the client to review and select. Conceptual construction estimates will be provided with each option. Note: If you have an Architectural Review Board (ARB) for your neighborhood this would be one the documents required.
Step 5 - Develop the necessary Construction Plans for the implementation of the design and for detail pricing and contracts. These contract documents are what you will use to get bids from contractors and what the contractor will use to build the project.
Step 6 - Construction. Regardless of how detailed a set of drawings may be, field changes are inevitable. As part of the design contract and our ongoing commitment to you and the success of your project, we will answer any questions from you or your contractor during the construction process via email or phone. We are also available for on-site visits based on an hourly rate.

Based on the processes listed above, the professional fees will vary with the scope of work and the amount of time required to produce the portion of work requested. This is merely a template created from years of experience. Every project has its own criteria.
Step 1 - Contacting Us by phone or e-mail is FREE and we encourage you to do so. We want you to be comfortable with the process and we'll answer any of your questions.
Step 2 - The Initial Site Consultation fee is $125. That covers our time to meet (1 hour), any travel time, and travel expenses. During this time we will sit and discuss the details of the project, then walk the site to get an idea of how those details can be incorporated into your existing landscape. If requested, a proposal for future design services can be prepared outlining all of the projected features and the fees associated for design.
Step 3 & 4 - The Base Plan and the Preliminary Plan fees are combined. We can't do one without the other. The fees for these plans will be about 5% of the overall construction costs to build the project.
Step 5 - The fees for the Construction Plans are laid out the same as above and will be about 5% of the overall construction costs. Plans that require a higher level of detail, relate to more design time and higher cost.
For example, take a project with a $10,000 construction budget.
The fees for the Base Plans and Preliminary Plans will be around $500.
The fees for the Construction Plans will be around $500.
For a total of $1000 for the entire design process.
Step 6 - Construction Administration, which may include bidding the project and on-site visits during construction, will be billed at the rate of $85 per hour. However, if pre-arranged during the planning process, the fees for Construction Administration can be negotiated and included in the original contract at a significantly reduced rate.
F - Changes made to the Construction Plans AFTER final acceptance by the owner will be considered a Change Order. An Additional Service Agreement will be generated and fees will negotiated or billed at the rate of $85 per hour.
G - All direct costs such as printing, travel, hotel, meals, car, rentals, etc. are invoiced at cost plus 15% to the Client unless specifically outlined in the contract.
